You only ever get one chance at a great first impression when selling your home.  It’s imperative to remember that you are not only selling your home but a lifestyle and if potential purchasers cannot see past your stuff you can lose them immediately.

The first step in presenting your home in its best light is being clean and tidy.  I suggest you hire a professional cleaner  to do a proper once over before the professional photos are carried out. Whilst doing it yourself is a great start a cleaner makes a huge difference.

Depending on the state of your garden it may pay to get a professional in to tidy it up.  Trim back trees and hedges and have lawns freshly mowed.  This assists in opening up the garden and showing how much space you have.

Write a list of all the little odd jobs that need doing and get them done before inspections begin.  This includes things like changing light bulbs, doors that are squeaky or don’t close properly.  These minor things can be an irritation and a turnoff to buyers and lower the overall experience to the viewers.

When potential purchasers come into your home one thing that everyone is chasing is storage.  So don’t be surprised when they start opening drawers and cupboards in every room.  It is imperative to have cupboards in some sort of order and not heaving with stuff that may fall out when the doors are opened.

On the day the photographer is coming and for subsequent inspections it’s a great idea to have some fresh flowers on the dining table and/or kitchen.  This creates a nice ambience and scent throughout the home.

Always remember to open all blinds and windows in summer to show how much light is available in each room and the breeze that the home affords.  In winter keep blinds open, windows shut and some heat on to promote a comfy warm home especially if they are coming in from the cold.
